srmErnst developed this build-to-suit R&D campus and also performed as general contractor. This project included 380,000 square feet of entitlements and delivery of the first three buildings, consisting of 195,000 square feet, within six months of procuring the land out of bankruptcy. Ascend was later acquired by Lucent Technologies and vacated the campus following the dot-com downturn. We reacquired the campus and converted it to multi-tenant before resale in less than three years, increasing the value by over 260%.
